Openers all do the same job; the differences are noise, lifespan, features and where the unit sits. Here's what matters when you're choosing one for a West Valley City home.
Chain drive
The classic. A steel chain pulls the trolley. Chain openers are the least expensive, very durable and fine for a detached garage. They are also the loudest, and the chain needs lubrication once or twice a year.
Belt drive
A reinforced rubber belt replaces the chain. Belt openers are noticeably quieter — the right choice if there's a bedroom or living space above or next to the garage — and need almost no maintenance. They cost somewhat more than chain units; the gap has narrowed a lot.
Wall-mount (jackshaft)
Instead of a rail down the middle of the ceiling, the motor mounts on the wall beside the door and turns the torsion shaft directly. That frees the ceiling for storage racks or a car lift, works with high or cathedral ceilings, and is the quietest option. It needs a torsion-spring door and costs the most.
Features worth paying for
- Battery backup. The opener works during a power outage. Required by code in some states and sensible everywhere.
- Smartphone control. Open and close from anywhere, get an alert if the door is left open, let a delivery in. Built into most mid-range units now.
- Horsepower. ½ HP handles a standard single door; ¾ HP or 1 HP for heavy double doors, insulated doors and wood.
- Rolling-code remotes and a keypad are standard on anything current.

For an attached garage: a ¾ HP belt-drive with battery backup and Wi-Fi. For a detached garage or workshop: a chain-drive at the lower price. For high ceilings or ceiling storage: a wall-mount.
